For common-area work, ask for pricing per floor rather than as a single building figure. It lets trustees phase across two budget years and makes variation claims much harder to justify.
Painting a Building That Stays Open
The practical difference between a good and a bad CBD job is planning, not brushwork. What that looks like in a quote:
- A written sequence — which floors, which days, and how residents get in and out while a stairwell is wet.
- Low-VOC water-based products throughout occupied areas. Solvent enamel on a corridor door set makes an entire floor unusable for a day.
- Overnight or weekend windows for anything with odour — enamels, floor coatings, epoxies.
- Lift protection and a stated route for materials. Damage to a lift car costs more than the paint job.
- Fire-door compliance. Painting over a fire door's certification label or intumescent seal is a genuine problem at the next inspection.

Interior work runs year-round; the building's climate is controlled and nothing waits on weather. March, April and October are the reliable months for exterior programmes.
