What Painting Costs in Tamboerskloof

The variable that catches people out in Tamboerskloof is access. A double-storey on a level plot and a double-storey stepped into the slope have similar wall areas and very different prices, because one needs a day of scaffolding and the other needs three plus a stepped base.

JobTypical rangeWhat moves the number
Exterior, single storey, level accessR34,000 – R60,000Straightforward — ladders and a light tower
Exterior, double storey on a sloped siteR62,000 – R110,000Stepped scaffold, longer erection, often a crane-free lift by hand
Scaffolding hire and erection, per weekR4,500 – R14,000Height, footprint and how level the base is
Exterior walls, per m² (standard access)R85 – R140/m²Two coats over prepared, sound plaster
Exterior walls, per m² (steep / stepped)R130 – R215/m²The premium is labour and rigging, not paint
Interior, 3-bed houseR23,000 – R46,000Double-volume entrance halls add a scaffold day indoors
Interior, per m²R55 – R90/m²Walls and ceilings
Retaining and boundary walls, per m²R70 – R120/m²Retaining walls often need drainage checked before coating

Insist that access is quoted as a separate line. When it is buried in a per-square-metre rate you cannot tell whether one quote is cheaper on labour or simply lighter on scaffolding — and lighter on scaffolding usually means less of the wall actually gets prepared.

Why Access Costs What It Does

On a stepped site, scaffold has to be founded on a level base built up from the slope, tied into the structure, and often carried in by hand because there is no vehicle access down the side. That is real cost, and it is the honest reason a Tamboerskloof quote can be 50% above the same house on flat ground in another suburb.

  • Get the scaffold up once and do everything from it — walls, fascias, gutters, high windows — rather than paying twice for two visits.
  • If gutters, roof edges or high glazing need attention, sequence that work while the scaffold is standing. This is where the savings actually are.
  • Ask how long the scaffold will be on hire. A week's overrun on a large stepped scaffold is a meaningful number.
  • Rope access is occasionally cheaper on tall, narrow rear elevations that are difficult to scaffold at all.
  • Side passages under a metre wide often rule out standard frames entirely; check that the contractor has actually walked the whole perimeter.

What Paint to Use in Tamboerskloof

  • Exterior walls: Plascon Micatex or Dulux Weathershield. Upper-slope properties get more UV and more wind than the lower streets, and mid-range products chalk noticeably faster up there.
  • Walls with movement cracking: an elastomeric such as Plascon Elastoshield. Houses stepped into a slope move slightly; a rigid film simply cracks along the same lines again.
  • Retaining walls: a breathable coating, not a sealer. Water in the soil behind has to escape somewhere, and if the face is sealed it comes out by blowing the plaster off.
  • Interiors: Dulux Wash & Wear or Plascon Double Velvet, matt on walls and low-sheen in passages and stairwells.
  • Timber decks, pergolas and balustrades: a penetrating decking oil or a proper exterior woodstain, recoated every 12–18 months on exposed aspects.
  • Bare plaster or previously unpainted areas: a plaster primer, without exception. This is the single most-skipped step on repaints.

When to Paint in Tamboerskloof

March and April are the best window, with October and November close behind. The specific local factor is wind: the upper streets under the mountain take the south-easter hard from November through February, and scaffolded work at height stops when the wind gets up. A summer programme should be quoted with a realistic allowance for wind days, or you will be arguing about the completion date.

Winter is unworkable for exteriors on the slopes — run-off keeps the lower walls damp and the scaffold becomes a safety problem in the wet. Interiors are the sensible winter job.

Tamboerskloof Painting Questions

Why is my quote so much higher than a friend's in a flatter suburb?
Almost always access. A stepped scaffold on a sloped Tamboerskloof site can take three times as long to erect as the same scaffold on level ground, and often has to be carried in by hand. The paint and the wall area may be near identical.
Can I save money by doing the exterior in phases?
Rarely, if scaffold is involved — you pay to erect and hire it twice. Phasing works well where different elevations can be reached from ground level, and badly where the whole house needs a single scaffold run.
Should other work be done while the scaffolding is up?
Yes. Gutters, fascias, high window frames, roof-edge repairs and exterior lighting are all far cheaper done from a scaffold that is already standing than from one erected again next year.
Do retaining walls need a different paint?
They need a breathable one. Retaining walls hold back wet soil, and a sealed face traps that moisture in the wall. The result is blown plaster within a couple of seasons, whatever the paint cost.
How much wind delay should I expect in summer?
On an exposed upper-slope site, budget several non-working days a month in December and January. A contractor who will not acknowledge that in the programme is quoting a date they cannot hold.
