On a property this size, ask for the measured wall area on the quote. If two contractors have measured 280m² and 400m² for the same house, one of them is wrong — and that gap explains the price difference better than any discussion about paint brands.

Damp at the Base of the Wall

Oranjezicht sits on the mountain's lower slopes and takes a lot of ground water moving downhill. The classic symptom is a tide-mark of blistered paint and salty white staining running along the bottom half-metre of a wall, worst after winter.   • An injected damp course only works if the ruined plaster above it is also removed and replaced with a salt-resistant render. Injection alone leaves the salts in the old plaster and the staining returns.
  • Any quote that offers to "seal" rising damp with a waterproof paint is offering to make it worse. Sealing the face pushes the moisture higher up the wall.
