What Painting Costs in Woodstock
Woodstock has two distinct markets and it helps to be clear which one you are in. A rental turnaround needs a clean, durable finish at a controlled price. An owner-occupied restoration needs the wall problems solved first. Quoting the second at the first's price is how jobs go wrong here.
| Job | Typical range | What moves the number |
|---|---|---|
| Rental-spec interior repaint, 2-bed | R9,500 – R17,000 | Contractor-grade paint, walls and ceilings, minimal making good |
| Owner-spec interior repaint, 2-bed | R16,000 – R28,000 | Premium paint, full prep, doors, frames and skirtings |
| Interior, per m² | R50 – R85/m² | Lower end is contractor-grade, upper is premium |
| Facade repaint, terrace house | R11,000 – R22,000 | Parapet, mouldings and window reveals |
| Full exterior, terrace house | R26,000 – R48,000 | Rear yard access and condition of the back wall |
| Rising damp: hack off, tank, re-plaster, per m² | R420 – R780/m² | The real fix, and the real cost |
| Injection damp course, per linear metre | R500 – R1,000/m | Wall thickness; must be paired with re-plastering |
| Breathable system on old lime plaster, per m² | R130 – R200/m² | Correct spec for pre-war solid walls |
The two interior rates above are not a good-and-bad comparison — both are legitimate. What is not legitimate is being charged the owner-spec rate and given the rental-spec job. The quote should name the actual product.
Rising Damp in Woodstock Terraces
Most of the older Woodstock stock was built without a damp-proof course. Ground moisture wicks up through the brickwork, carrying salts with it, and those salts sit in the plaster and keep pulling moisture out of the air even after the source is dealt with. This is why painting over it never works: the problem is inside the plaster, not on its surface.
- Look for a tide-mark roughly 300mm to a metre up the wall, with bubbling paint and a gritty white bloom. That is a salt problem, not a paint problem.
- The durable fix is to hack the contaminated plaster off well above the tide-mark, install a chemical damp course, and re-plaster with a salt-resistant render.
- Injecting a damp course without replacing the plaster leaves the salts in place. The staining will come back and the money is largely wasted.
- New plaster needs weeks to dry before painting, and should then take a vapour-permeable coating rather than a standard acrylic.
- Check the obvious external causes first: raised pavement levels, blocked or missing gutters, a rear yard draining toward the house.
What Paint to Use in Woodstock
- Old solid walls: a vapour-permeable mineral or silicate system. A sealed modern acrylic on a pre-war Woodstock wall pushes moisture up and blows the plaster off in sheets.
- Modern plastered walls and converted warehouse stock: premium exterior acrylic — Micatex or Weathershield — is entirely appropriate and cheaper.
- Rental interiors: a contractor-grade acrylic such as Plascon Polvin or a Prominent Paints equivalent in a wipeable low-sheen. It marks less than matt and survives more turnovers.
- Owner-occupied interiors: Dulux Wash & Wear or Plascon Double Velvet, which hold up to washing far better over five years.
- Exterior facades near the main roads: a low-sheen rather than matt. Traffic grime washes off a slight sheen and embeds in a dead matt finish.
- Original timber sashes and doors: water-based enamel over properly prepared and repaired timber. Filling rot rather than cutting it out fails within two winters.
When to Paint in Woodstock
October to April for exteriors, with March and April the most reliable. Woodstock is lower-lying and slightly warmer than the upper City Bowl, so walls dry a little faster after a front, but the same principle applies — three consecutive dry days before coating, minimum.
If damp remediation is involved, plan the whole programme around the drying period. Hacking off and re-plastering in early summer gives the wall the full dry season to release moisture before it gets coated, which is the difference between a fix that lasts and one that reappears next winter.
